You can do a FHA 203K loan, which is a rehab loan. You still have to put down a downpayment and they will escrow the repair monies. We spoke to a mortage firm here (they work with 140 lenders) to get this info. If you any help, please call me at 901-486-2923. - Tue Apr 22 2008, 11:59

Why are property taxes so high in the 38125 and other areas?

Hi Helen, if I were you, I would consider Fayette County......either north (Eads, Oakland) or south (Piperton, Rossville). Those are the areas we know of people really enjoying their retirement (friends, colleagues, clients). I haven't heard of anyone we know of going to Tipton County, so I can't speak to that.....but that doesn't mean that area doesn't have something to offer. $82/SF sounds like you have it reasonably-priced, but in this soft market, we're seeing even nice homes (partial stacked stone exterior, quartz countertops, bronze fixtures, etc) go for $70-75 SF. April is Open House month, meaning there's a lot of people who waited until winter was over to put their home on the market. In Lakeland, for example, we did some comps for a client and showed them 48 similar homes on the market in the immediate area. Some homes are sellihg and other aren't.....why? Some might look nicer inside, but often price is the motivating factor. It's hard to tell what's going on with your home but I can tell you there are a large number of homes, in your price range, in MLS. The key to success is an aggressive real estate agent. For example, we are a buyer's rep firm, meaning we have more buyer contacts than listings. That's why our sales have been up for months. It only takes one buyer...good luck! - Sat Apr 19 2008, 09:23

What area is best for short term investment in Memphis?

When are you planning your move? Obviously it's a buyer's market right now but things are on the upswing. Until recently we were licensed in GA and from the relatives we have there I think you'll be pleasantly suprised at what midtown Memphis has to offer in terms of price. For example, in the Evergreen Historic District, we have a 4 bedr/2 bath home for only $144,900 (MLS#3108360)...that's just one example you can look up by MLS# on realtor.com. Of course, that's one of our lsitings and the price has been reduced for a quick sale (usually Midtown prices are higher).
