The most important thing is to make sure that your house has a competitive price according to recent and current sales/rentals in your neighborhood. Todays buyers expect more for their money and are more knowledgeable on the market conditions. Good communication between you and your realtor is essential to keep your property marketable.

Check around your house and look for areas that might need to be improved. Is the paint in good condition? Is the entrance to your house clean and inviting? Clean and put away things that might make the house look cluttered. Remember, you never have a second chance to make a good first impression.

Sebastian is a nice, quiet and very family oriented town. I lived in Miami & Broward for 16 years and have relocated to Indian River County and have never regretted the move. Vero Beach is a little more active community than Sebastian in the sense that all the main stores are located there. Indian River Mall and the Vero Beach Outlet are some examples. The beach at Vero has a nice Boardwalk.

I lived in Vero Bch for about 6 months and then moved to Sebastian as Vero was getting a little crowded. Anyways, Sebastian is 15-20 min away and whenever I want to go shopping or to the movies I drive to either Vero or Melbourne which is 30 minutes away. So mainly it depends if you want to be steps away from everything and have a little traffic or if you don't mind traveling a little and live in a more peaceful place. - Fri Jul 25 2008, 22:56

Sebastian is a great place to raise kids! It provides a better quality of life for everyone in the family. People are very friendly in this town. I am a Realtor that relocated from Miami to Sebastian. I have lived here for a year and I love it. I know the Ft Lauderdale and Broward area very well and I can truly tell you I don't miss the traffic. Here you find lower property taxes and auto insurance is reduced drastically compared to S FL.

I agree with Maggie from Coldwell that you will probably get a better deal in a house that has already been built as prices have been decreasing so much! I live in the area called Sebastian Highlands close to Rd 512 and by Fleming and there are nice houses in my neighborhood with big lots and even with a pool ranging from 160-220K.

Glen, I believe it will be better to wait until the divorce is final . As a married couple you probably have joint debt like credit cards, auto loans, mortgage payments, etc., At this point you probably have agreed on which accounts/debts will each of you stay with. Maybe you have to refinance these accounts as an individual name or pay them off . I would advice you to wait until your finances are updated and clear so that every account that would show on your credit report will be the ones you decided to keep. It will be easier to be pre-qualified for the mortgage.

Although, if there's little or no debt, many mortgage lenders will approve you as long as the divorce decree specifies all this information. You didn't mention when will the divorce be final, and another thing to take into consideration is that if you want to take advantage of the low prices in today's market, you can't wait too long either. Basically, I would need more information to give you a better idea. - Wed May 7 2008, 08:08
