George Gatteny answered:
Hi Pat...The answer to your question really depends on what has happened in the last 90 days. When you interviewed your agent, did they present you with a marketing plan outlining what they will do to market your home? If so, you should sit down with your agent and go over it again. Make sure everything that they said they would do is being done. What kind of activity has your home received? How many showings? What is the feedback from the buyers and agents? Communication between you and your agent is crucial. Not just when there is a problem, but all through out the listing. This is very important information for you to get an idea of what buyers are thinking. These are all very important questions you need to ask. Where are you priced compared to what your agent recommended during your interview? What kind of time frame did they say you could expect? Ask your agent what the average DOM (days on market) is for your type of home in your area. I can't tell you what to do, but what I can tell you is the worst feeling in the world for an agent is to have a listing given to another agent and have the seller reduce the price at the same time just to have the property sell. Make sure your decision is base on facts, not emotion. - Tue Jul 21 2009, 16:58
