About Me
I can make the home buying and selling process fun for you. With me as your partner and trusted friend during the process you will be able to relax and be stress free knowing that a knowledgeable and experienced professional is looking out for your best interests.

During the past several years, I have handled numerous complex transactions for buyers and sellers in eight Maryland counties. I have helped first time home buyers, move-up buyers, move-down buyers, retiring buyers and sellers, investment buyers and sellers, military buyers and sellers, clients selling and buying at the same time, clients moving in from other States or countries, and clients moving out of State and country. I have handled transactions involving FHA loans, VA loans, 100% loans, CDA loans, as well as Conventional loans.

I studied real estate and networked with highly skilled and experienced real estate professionals for 11 years before I started practicing -- it was important to me to have a good idea of what I needed to do to help people before I started practicing. I still study, learn and network every day. I have lived in Maryland for 17 years and absolutely love Maryland. I study the market statistics for Maryland, Virginia and DC to maintain a comparative perspective of the region. I serve on a world-wide real estate advisory council as a regional expert for the Wasington DC/Baltimore region with a current world ranking in the top 5% (See http://www.glgroup.com/Council-Member/Mansur-Hasib-142057.html).

I obtained my BA in Economics from Brandeis University and my MA in Political Science from Emory University. I enjoy table tennis, bridge, and travel. I lived in Massachusetts, Georgia and Texas before I moved to Maryland. One of my goals is to travel to every State in the USA and I have 11 more States to go to.

Maryland is a very consumer friendly State. By law consumers have the right to their own representation when they are buying or selling a home. This is true even when buying a new home from a builder. A seller obtains this representation by hiring a listing agent while a buyer obtains this representation by signing an Exclusive Buyer Agency agreement with an agent.

Average days on market has gone up considerably compared to a year ago for two reasons -- 1) unrealistic pricing and 2) short/distressed sales which take considerable time. For homes priced properly, marketed well, and staged to an attractive value are still selling within 60 days or less -- about 25%-33% of sales in most of the markets in metropolitan Maryland that I track sell within 30 days! - Thu Jul 24 2008, 17:09

The best way to get foot traffic is to hire a listing agent who will expose the property to all possible buyers in your market. It is not clear from your description if you are represented or not. The type of property you have has a limited pool of buyers to begin with. On top of that you admit that you overpriced it -- in a buyer's market. Many sellers make this error thinking that buyers will come in lower anyway -- so why not overprice it. Well buyers are not stupid -- and the best ones are represented by agents who will tell them when a property is overpriced by a wide margin. Buyers and agents only like to negotiate with serious sellers -- sellers who overprice too much are not perceived as serious sellers. Sellers who price accurately usually get their price or close to it within 30 days. As your listing grows whiskers, your chances of making anything close to your list price starts to disappear. - Tue Jul 22 2008, 18:39

The best way to negotiate with a builder is by having an experienced negotiator as your buyer agent representing your interests. Negotiations will vary from builder to builder and the market characteristics at the time of purchase. Right now there is plenty of room to negotiate many things from most builders. Having an agent as a buffer also allows proper use of good guy/bad guy tactics and proposals and counter proposals without exposing buyer final positions or emotional levels at any time. - Sun Jul 20 2008, 17:01

Go back and re-offer after voiding contract?

You can always send out a feeler through your agent to the seller's agent. As long as things did not get too emotional, it is quite possible the seller will welcome your offer since you are very likely to lay out everything in black and white this time.
