I am originally from Missouri and moved to the Atlanta area a couple of years ago to pursue a graduate degree. I soon realized I was interested in a Real Estate career and I didn't turn back. I recently got engaged to Rusty who is a teacher and a coach at Woodland High School in Cartersville, GA. I love playing with our Puggle Lilla and our cat Calamari.
I love warm weather, beaches, gardening, decorating, bargain shopping, reading memoirs, tying new recipes, and of course Real Estate!

There are great buys for buyers right now. I would take school districts into consideration when looking for an investment property to purchase. Usually you will gain more equity in a school district such as Walton which is the top in Marietta. You say you can take out a loan for around $100k, but do you have money for a down payment as well or is $100k what you want to spend total? First and foremost you need to get pre-approved for a loan that way when you start searching seriously you will know exactly what your limits are.
If you like contemporary homes there are several subdivisions in East Cobb that are contemporary. You might want to consider purchasing a home in foreclosure as well. If you would like some more information on subdivions and listings please do not hesitate to contact me and I can help you.

Marietta is a wonderful suburb of Altanta to move to. In Cobb County the property taxes are much cheaper. Marietta has some of the most top rated school districts as well which is a plus even if you do not have children since school systems do effect re-sale value of a home. Marietta has the smaller town or suburb feel, but still has shopping, restaurants, and a wonderful downtown area. It is about 30 minutes from the airport and close enough to mid-town and downtown Atlanta. It has several recreational parks around the Chatahoochee River and Kennesaw Mountain.
Another suburb to consider would be Woodstock in Cherokee County or Kennesaw which is till in Cobb County, but considered West Cobb. Honestly, it truely depends on what environment you are looking to live in, if school systems are important, where you will be employed, and how much you are looking to spend on a home. If youare visiting Georgia anytime soon it would be a good idea to drive around to several areas to get a feel for the different suburbs around Atlanta.

I would consider looking in Cobb County. The property taxes are much cheaper and the drive to the airport is between 30-45 minutes depending on what time of day you travel to the airport. Re-sale value is excellent in Cobb County as well for their top rated schools in the area. You are able to get much more for you money in the suburbs outside of the city. I would consider as well where you will be working. Some people do not mind the commute and others do not want to spend an hour or more on the road each day.

Is this a bank owned/foreclosed property you are trying to buy? If so you are on their time line so if you are waiting to make sure that the other people backed out for sure you may be waiting for awhile. Another thing to consider it is true that it is not first-come first-served basis when it comes to real estate. All offers have to be presented unless there is a binding contract between the seller and buyer. If it is a bank owned property sometimes you have to wait a certain number of days as well before any offer can be presented. They want to make sure that they have waited long enough in case any other offers come in so that they can sell to the highest sale price, highest earnest money, etc. There are many factors that play into negotiating a contract. If this is not a bank owned property and you used the GA forms or contract to put in a contract to purchase the home there should have been a date and time that the seller would have had to counter your offer. If this time has already passed then the contract is void anyway. These are all questions your agent should know to ask and get some answers for you.
