then you should be talking with an appraiser licensed by the State to perform such valuation determinations.
If you are just looking for what a sales person, with a vested interest in the outcome in the form of commissions, thinks a property might sell, or be purchased for - Price - then talk to a local sales person licensed only to sell real estate.
