Credit reporting agencies in this day and age expect the American consumer to shop around. Multiple hits on your credit report for the same transaction inquiry in a 30 period of time are no more negative than a single hit. Such as new car purchase, or mortgage loan.
Don't be suprised if a loan company which has already approved you, runs your credit again prior to closing to validate that you didn't go on a spending spree.

Assuming additional square footage, and parking available, the 2 bedroom would command a higher price. It would also be easier to resell or rent when you are ready to move up to the next property. Let me know the specifics, and I can offer more insite.
Michigan rates may be different than Washington state. And every situation can affect costs. With mobile homes, in a park, average commission is 10%. When it comes with land generally 6%.
