Hi!
I am an expert in real estate in the Twin Cities metro area and work for one of the premier real estate brokerages in Minnesota and western Wisconsin, Edina Realty. It's my belief that real estate transactions, both on the buying and selling side should be enjoyable experiences and minimal stress. Melissa, If it's in foreclosure and been through Sheriff's Sale, and even if it's not, Google the address and also try Google'ing his name and see if you can find out when the Sheriff's Sale was. Otherwise, head down to the County Sheriff's office, they should be able to help you find that out.

I can just speak for here in MN, but here, the law reads, if you are a married couple, it takes one signature to buy, and both to sell. I'd wait, just to be sure.

Shrema, It strikes me that your mortgage banker does not want to resubmit the application for you. What you would like to do should be possible, as far as I know, and yes,, it does reduce the commission on the loan. You might try telling the mortgage banker that you've found someone who is competitive on rates and will sumbit your application with the additional down payment. My gut call will be that he/she will come around quickly.

Vick, foreclosures drive property values down in the area they are in typically. Did you have a Realtor represent you in your purchase from Ryland? I would ask my Realtor to do a market ananysis on the home that you're purchasing and make sure you are buying it at the current market price on similar properties.
