The new North Memorial Hospital at the northwest corner of Maple Grove will be nearby, so it will happen...sooner than later. The residents that live on the line have been told it will happen for many years. Some don't believe it will come to pass, but it is in the works. I don't envy property owners on the south side of 97th Avenue in Maple Grove. Their homes will be tough to sell. Hopefully, they have some equity and will be reasonable about their listing price so they can sell their homes, yet profit at the same time. If they just bought a couple of years ago and want to sell now, they might take a beating. It's important that they make their home look better than the rest with the same criteria. It make take some cash and some sweat equity, but it'll be worth it. Or, you never know, maybe they don't mind being backed up to it. I just closed on one today. It sold for $280,000. Four bedrooms (three up), two and a half baths, 2,300 square feet built in 1957. It was in perfect shape - like taking a step back in time. Address is 7200 Glenwood. Check it out. - Tue Apr 29 2008, 11:51
As I have told my clients who have a beautiful Golden Valley rambler for sale, "Hang in there and don't take your house off of the market!" My listing is $350K (MLS #3386082) and we are starting to get some serious activity. This is a pent up buyers' market. No one is budging....buyers or sellers. Beginning next year, the real estate market will slowly make a recovery in this area. That's based on the real estate economists' predictions according to the National Association of Realtors. Fortunately, for the Twin Cities area we have had a slow decline and will have a slower uptake. That's healthy, believe it or not. I would love to talk with you more about this if you wish. According to the Minnesota Association of Realtors, town homes will stay popular. The reason? Demographics are changing in our area. There will be more one and two person households as opposed to large families. Therefore, town homes will hold there value because of the demand. The "big boxes", in other words large single family homes, in Maple Grove will be sitting longer. This may be good for buyers in the short term, but resale will not be as lucrative as a town home if you buy now. - Mon Apr 21 2008, 04:10

I agree with Lenny. Foreclosures are a tricky biz. They are all different. So are the agents that represent them. :') Some of them even have a personality, if you get to know them. That's the main thing, have a rapport with them. Such as, "The Soup Nazi". You all know what I mean. Hee hee! - Mon Feb 25 2008, 20:47
