Samantha.....the answers below are great ones. It is tough to get financing with poor credit in the current market.
I have a lending partner that maybe you should speak with though. She is excellent at helping and guiding people on how to get thier credit repaired. I had a client that needed some help in this area, and she guided them in what to do and withing months thier credit score had jumped dramatically.
There not be a mortgage program that you qualify for today, but with work, and time, I'm sure she could get you into some sort of decent loan program.

Peter, my recommendation would be...yes, do have a home inspection done in addition to the Truth in Housing Ispection that the Seller would have to have done. It's more thorough and for the small amount of money usually involved, It'd better to have two sets of eyes looking at the property than one.

Peter......of course! I could give you a million reasons why you should get a complete home inspection, yet can't think of one reason why you shouldn't!

I agree with Cameron, but as Aaron stated, this is really a legal matter and you're best bet would be to consult with an Attorney specializing in issues of Real Estate.

Hi April....
It's doubtful you get 100% back, Stuart is right. I'd have your Realtor do a new market on your townhome, with and without a garage. That should help you decide.
