How do I find out when a house was purchased?

If the house is in Montgomery County you can go to the county website and the information can be found under the Recorder of Deeds. Here's the link -

If there are no "comps" what kind of offers should you make?

If it were us, we would consider homes that are somewhat different from the subject and make allowances for bedrooms, size etc. We would also look at the comps from further back and adjust for the differences in the homes. The prices in Lower Merion have not fluctuated as much as some outlying areas and so you can be confident in the prices reflected by the older comps. BUT we would also base our offer on the amount of time the home has been on the market and how much activity it has seen lately. If the home has been sitting for a time because it was overpriced initially you should be able to start lower. If it's priced right for what it is, then start closer to asking. We have been experienceing an upswing and receiving competing offers lately so expect to end up at a fair price. - Tue Jun 3 2008, 07:10

I need a realtor who specializes in forclosures/REO

Given your current situation, we would STRONGLY suggest you re-evaluate the decision to focus on REO properties. While it is possible to get a great deal on one, it is also possible to get in over your head very quickly. Hidden problems have a way of surfacing at the worst times and when they do they need to be dealt with immediately. With a new baby on the way, finding the time to handle them will be challenging at best. Not to mention the need for cash to address the issues.

In today's market the previous owner may have owed more than the home is currently worth. If you check the history of the home there is a good chance that it was listed previously by the homeowner but remained unsold. As was stated below, the REO homes often are marketed on the MLS (multi-list system) just like other homes.The lenders still want to receive fair market value and price them accordingly. So just because it is a foreclosure does not mean it will be a good deal. Sometimes it makes sense to buy a similar home not being sold as-is. - Tue Apr 15 2008, 12:55

How are townhome rates in King of Purssia?

In the King of Prussia area you will see prices in a range of $290-350. Some will be outside that but it gives you an idea. As far as value goes, the prices for homes that have settled recently are about the same as comparable homes that settled last year. We have noticed it has taken longer to sell some but when they do the value holds relatively steady. We think it is important to point out that some homes currently active on the market have dropped their price significantly to a point where they should have started at. Unfortunately, that is a flawed strategy when trying to sell a house in a buyers market.

Sit down with your buyers agent and talk about what you want and need in a home. Then, once you have found some possibilities, talk about the market conditions and how they could affect you moving forward. Look at the comps for that neighborhood. Keep in mind that an asking price is just that; you can offer what you feel is suitable.
