I moved to Wisconsin in 1989 to attend the University of Wisconsin undergraduate program. Like many others, I've never left Madison after school. I love the vibrant, small city atmosphere that Madison provides and the quick access to the country and my hometown of Chicago. I became a Realtor in 2000 and licensed with Century 21 Affiliated. I picked this company because they treat their agents well, are supportive, and provide continual training. I love my job and am good at what I do.

Go for it. I respectfully disagree with Lee's answer about tax assessment particularly in Wisconsin where assessment can be 100% of the home's market value depending on your municipality. Have a figure in mind of what you're willing to pay for this property based on repairs, neighborhood value, and your budget. Hopefully you are working with a good realtor who can help you determine these factors and good luck with your purchase!

Hi Joe,
Expect 30 days minimum for the bank to negotiate a short sale. There could be (and likely are) two mortgages on the property that need to be negotiated, plus a long list of items required by the seller or seller' agent including hardship letters, W-2's, estimated HUDs. Plus, remember that you are dealing with a corporate entity not an individual so the offer goes through several departments. Even then, the bank may ask the seller to contribute money at closing, which if they don't, can kill the deal. If you don't have the time or inclination to wait these things out, you may want to opt for bank owned properties - the deals are just as good and much less hassle.

Great question! I agree with Michael's recommendation particularly in terms of reserve fund and exterior maintenance. In addition, here are some other tips: Ask to attend one of the monthly association meetings, a copy of the budget, and consider the age of the building & association. If I am representing a buyer, I show them any and all homes that match their criteria - flat fee, MLS listed, for sale by owners included. As Rob said, its simply unethical for us to steer our buyers away from a more "difficult" listing. That said, these are not the times nor the market to be using a discount brokerage - your home should be actively marketed by a professional, full service brokerage. Summer is in full swing, now is the time to get your home sold and closed before family vacations and the start of the school year. Good luck with everything.

Yes, I am definitely seeing more activity in homes priced under $225,000 in the Madison area. Showings have increased significantly since April, I've had 2 offers in the past 10 days and am experiencing the same scenario as Karen described with entry-level buyers on smartly priced homes.
