do you have to pay capital gains on a first time home sale in the state of Michigan?

You really should check with your accountant about your specific situation. If your live in your home 2 out of the last 5 years and the home is under $500,000 you typically do not pay capital gains. It really has nothing to do with it being a 1st time home. The IRS looks at many things, that is why we recommend calling your accountant.

I would say check the bank addendums again. Many of the bank adendums we see say you forfeit your deposit if you do not close after inspection.

As for not receiving the papers - that is very common these days. Many times we get the signed offer back After home inspection.

Yes Steve there are limited buyers in many areas of South East Michigan. We are faced with tons of bank homes on the market. They price them low, get a low offer then price the next one lower. This makes it hard on the private owners who may want to move because any equity they once had is now gone. Sorry to say 48450 is no different from Macomb County.

Well Cj as said check with your accountant and lender as to your exact situation. However, if you read the law it says you will not receive a 1099 if you do a workout with your lender and refinance. In other words you owe $160,000 and the bank lets you refinance for $140,000. You do not receive a 1099 for the $20,000.
