About Me
I LOVE MY JOB!!!! It has been my pleasure to be a part of the wonderful world of real estate. I know, I know, things are looking a little gloomy right now, but if you just tilt your head a different direction....there is also a wealth of opportunities available. I started my real estate career about 10 years ago and I have been thankful for it ever since. There is nothing better than helping someone achieve their dreams and guiding them safely through the real estate jungle. Whether it is an experienced investor looking for another multifamily property or a first time homebuyer stepping into their new home, I am dedicated to making their transaction go smoothly and with as little stress as possible. Realistically, all bank owned properties should be available through any real estate agent. The NWMLS has a check box that listing agents should check if the property is owned by a bank.

This makes it easy to search for. I did one this morning and found ~18 bank owned homes in Lynnwood alone. - Sun May 31 2009, 01:33

Your best bet is to look at what you can change on your credit report and do a rapid re-score and see if you can bump that score up the last few points you need to get over the line into approval land.

I would highly recommend that you contact HUD as they have several grant programs/loan programs that are meant to help disabled buyers. As her parents/guardians, you should be able to take advantage of these programs as long as her name is also on title for the property. Here is a website to start out with...

I have to agree with Dana....the contract is not legally binding when there is not a fully signed and executed agreement. Curious....is your agent also the listing agent for the property? I find it highly suspicious that they obviously did not offer you any education as to the purchasing process and have left you swinging in the breeze. Why hasn't my house sold?

The need for offering the entire package when selling a home has never been more necessary than in today's current market. Offering the home in premium condition, curb appeal, staging and of course pricing will ultimately determine the length of time on the market. Also, the need for an agent willing to go the extra the mile does not hurt. Has contact been made with the agents who have completed sales in the area? After the sale has been completed, there is no reason for them not to share certain details of their transaction with you. As stated by previous responses, going to view the competition in your area will also lend to a new insight. The unfortunate part of the scenario may also be that you are a bit market worn. If your homes initial jump into the market was made without proper preparation, you may have lost your momentum. And even though you may have made some changes to help showcase your property in a better light, people are passing you by because of the length of time you have been for sale. Although it is a frustrating proposition, sometimes a break of a few months and then a reintroduction into the market is required to refresh a listing. My best wishes to you.
