Real Estate is not a short term investment. It will never sale when you need it to sale, unfortunately, that is Murphey's Law when it comes to Real Estate. A short sale will be the best option for you right now. Find a licensed Realtor you trust, allow them to negotiate with the mortgage company, and perhaps they will take a short sale. We have done several in the past which allowed our clients to get out of the house without destroying their credit or depleting their savings. It is not always possible to get this done, but if you can that would be your best option at this point.
