""Just a short note to let you know how satisfied Marie and I are were with the services provided by one of your agents, Danilo Bogdanovic in buying and selling a house for us in the area. We had heard from other people that Danilo was an honest and fair real estate agent and we asked him to sell our house in Mclean and find us a town house in the area that would meet our needs. Selling and buying a house at the same time is no easy to task and I am happy to say that I am still with my wife - a phrase I had heard, but never completely understood until now.
At any rate, Danilo always did what we asked him to do and he never crossed the line. He gave us good advice when we asked him and when he didn't know he told us so. He was a perfect gentleman, neither pushy nor impatient. He could have pushed a "close" several times, but he did not. He let us decide. He would meet with us anytime we requested and showed us places time and again when we wanted to check out a place once more.

Yes, you can hire a Realtor to represent you at any time. But you will have to pay them out of your own pocket. The builder will not pay your Realtor any commission because you did not have them with you at the very beginning of the process and the transaction.

Hope you weren't planning on having even one minute free of your phone ringing today...
Just my $0.02... Work on choosing a Buyer's Agent to represent you first and then go looking at properties. And just because an agent calls you back first (or soon after you posted your phone number), it doesn't mean that the agent has any experience, knowledge or knows what they're doing. Remember...all you need to open a door for a buyer is a real estate license (a 6th grader could pass the VA real estate licensing test) and a lock box key (or the combination to the lock box) - zero real estate experience necessary.

I'm sorry to hear that you feel trapped in your home. There are many people that feel the same way you do. There are ways to take advantage of some of the government's latest programs and the pressure they're putting on banks to work with troubled borrowers.
Yes, you can sell it on your own (For Sale By Owner) if you'll break even. If you won't break even and don't have money to make up the difference, you can try to do a short-sale.

Only lenders that are on the FHA's "approved lender" list are able to provide FHA financing. This list is quite long and includes all of the largest lenders around such as Bank of America, Wells Fargo, Suntrust Mortgage, etc.
Shop FHA interest rates just like you would shop conventional financing rates - check with several lenders in your area. (And stick with direct lenders, not mortgage brokers)
When you say "broker", who are you talking about - a real estate broker or a mortgage broker? A real estate broker has nothing to do with financing - a loan officer/lender/bank handles that. And if you're talking about a mortgage broker, I suggest sticking with a direct lender (the two are different).
And when you say "broker" fee, do you mean your real estate agent/broker's fee? If so, once again, those two have nothing to do with each other. - Tue Jun 30 2009, 12:13
