How do I get REO listings?

Muriel Levin answered:
There is one way to get REO listings, get to know the REO officer of a bank. When the bank will need an agent in that area to sell the properties that have been foreclosed , you have a chance if no one else is on the job. You will need a lot of money to advance in order to pay for the upkeep and the repairs. But it is a very good field to get into t this time.
if you can;t get listing. ask the listing broker is you could hold an open house. That will get you somewhere with the buyers .

It could take a very long time for your listing to be posted on trulia, unless you have a portal that inputs it directly.

Trulia is great but it does not work like the MLS, it is for the public, rather than an agent's tool of trade. - Fri Jun 6 2008, 15:48

I agree with previous answers. If you don't trust your own agent, it's time to switch agent. If you don't trust the lender's agent, there is not much you can do about it. Don't get stuck on one propertyin foreclosure, try others, you never know, you might a better one in the long run.

When you deal with REO, everything is possible. The agent is acting on behalf of the lender who knows nothing about what is going on miles away. Anyway the lender only cares about the $. But it could very well be one of the cases that Roberta mentioned. Let me ask you: was the key ever in a lock box? I have seen buyers agents take the key and not return it on purpose. That is what my manager call substandard agents.

Regarding the legal aspect of it, until offer is accepted there is no obligation to have any inspection. I have seen listing that will promise showing the property after buyer is qualified and offer has been accepted. In other word, first let's agree on the price of the property and then, I will show it to you. You might not like it but it sure saves time to the selling agent and his or her clients.
No matter what when you deal with REO, it's a very different game and you need someone who knows how to deal with it. Give me a call for more info and good luck!
