Yes it is possible to obtain a loan for the purchase of the property in the United States. The first thing that you need to do is connect with a lender who will help you get approved for a loan. After you have your tenative approval then I suggest that you begin the process of looking.
The lender will know what type of documentation that you will have to provide them.
I am sure that after living in the Netherlands you will enjoy the weather in Sourthern California.

Hi Chris,
As a real estate agent, I can only recommend to you that you speak with several lenders and begin the application for a loan. They will ultimately tell you what you can qualify for. Currently there are opportunities for buyers to obtain financing. Prices for purchasing homes may be "soft" but the requirements for obtaining a loan have never been harder. You need to take the relevant steps of meeting with a lender who will help you get qualified and tell you what you are qualified for.
Good luck on your journey,

Dear Janeatte,
Almost every house in Los Angeles has termites. It's just part of the environment and termites are very active in this region, so it is very unlikely that you will find a house without any termites.
When buying a home, if you look at section 4 of the CAR Residential Purchase Agreement, you will notice there is a section that specifically covers wood destroying pests( a.k.a termites). In this section you can ask the seller to provide you with a report on what kind of termite damage is in the house and the garage. This allows you to see how much termite damage is there and what it will cost to fix it. Additionally, there is what called a Wood Destroying Pest Addendum that specifically directs who pays for the report and and who pays for the damage.
If you or the seller hire a termite professional inspector to look at the house they can determine the extent of the termite work that needs to be done.
It is very important to be concerned about buying a home, but know that there is always a solution to every problem. This is why its essential you work with a professional real estate agent. You will notice that having a real estate agent as your advocate and advisor will help relief the stress of buying a home.
Good Luck!

Laurie,
I am sorry to hear about your loss.
It's very important that you contact an attorney that specializes in this situation. An attorney that works in Trust and Estates should be able to help you.
Please call us or email us if you need a list of referrals of attorneys.
Best,

Your question is one that needs to be directed to a lender. If you do not have a lender that you are currently working with we would be glad to refer you to several lenders.
Good luck with your house hunting.
