I have worked for many years with Probate Properties. In fact I have just sold one that was originally listed by the court appraiser for $474,000 but the value was $385,000 since the market has dropped so much since it was originally listed. We tried at the higher price and did not get any acceptable offers and reduced the listed price to $399,000 when we got an acceptable offer for $385. However, we had to go back to the court to get it reevaluated at the lower price to accomodate this Buyer's offer since it was less than the required 90% of the original court appraisal.

You should talk to your accountant but any fees associated with the sale of the house should be deductible against any gain you make on the sale. How can my Dad give me his house?

I worked with a father who transferred his home to his kids. There is a form called the Transfer of Ownership Form that the County Tax Assessor has where you can indicate that this is a transfer of property from parent to child and your accountant can help you decide if that is the best way to go versus a living trust. As far as the mortgage, depending on the rate of the mortgage, it will probably work out better to just refinance since interest rates are so low, but call the lender and see what they might offer to you. I have sold many OYO over the past 28 years. There used to be quite a lot of financing choices, now there is but one that I know of. They used to be a great investment because they were so close to the beach, and were about 50% less than condos in the past. Now most of the OYOs have converted to condos which is much easier to purchase and there are only a few OYO left. They are still less expensive due to the lack of financing and you typically need 10% down. With all the condos on the market they are not the best choice any more. Besides Long Beach, you might be interested to know that there are OYO in Glendale too. WHAT TYPE OF CRIMES ARE PREDOMINATE IN 77429?

I ive in the Cypress Area and have found both the community and the schools to be wonderful. We have ived here for 20 years and most of my neighbors are original owners. I was attracted to the area since it had the feel of a small town. i love going to the community events like the Lighting of the Christmas Tree, the Chili Cookoff, the theater shows at the Playhouse next to Oxford Junior/Senior High. Most of the crimes I read about are personal disputes but very few major crimes. Our neighborhood is near the Police Station and City Hall and since I have lived here to the best of my knowledge we have only had maybe two incidents of home robberies in 20 years. Some toilet paper in our trees from the high school students, a little graffiti on our outer wall of our tract of homes, but not much else. We feel very safe here in Cypress and I think you would enjoy living here.

Like all properties that are on the market now, it is all about price and condition. I have been looking with a Buyer for a home in Lakewood and he wants to pay under $400K which is not hard to find . He has not found one yet he is willing to make an offer on, but that is what it has been like with the Buyers in this market. They are nervous to buy unless they feel they are getting a deal. The houses that are moving the quickest are the ones that shows the best and make the Buyer feel they are getting a deal. So pricing smartly to sell is essential if you want it to move. That is not only true in Lakewood but in most of the Long Beach areas. I have a client now that just called me about a house in Bellflower that we saw offered at$440K with 1871 square feet on a 6500 sq.ft. lot and it does need quite a bit of TLC. It is a bank repo and it looks like we will be making an offer on it. For him it was all about price and getting the most square footage for his family in a nice area. The house itself has been on the market 80 days and was originally listed at $479,900 in December .

I have also offer my clients the opportunity to rent their homes if it is not a must to sell. That of course is another option. I have clients that are moving to Seattle and their agent had not gotten the house sold yet and they just can't afford to lower their price much lower, and their agent did not handle rentals. I met with them and we decided to put it up for rent while it is on the market until I find a renter for them. If they find a buyer first, then of course, that is the way they should go. But if they can't get their price now, they are willing to rent it (that is where I come in) until the market improves. So that is another choice you can consider too.
