Not a problem at all.
If I were in your situation, I would have a meeting with the agents primary broker, and explain your conerns. If they are not remedied to your satisfaction, tell them you want to drop the listing, and see if they will let you out of the contract. Be firm in your position.
I agree with your statements that the virtual tour needs to be approved by the homeowner. All of my clients are sent an initial MLS sheet for corrections comments, and I update them with feedback at least once a week. Some clients prefer I don't bother them unless I have an offer, and some feel more comfortable hearing from me, even if nothing is happening.
Why don't you ask your agent to submit a monthly report of showings, offers, and phone calls. This is something that I provide for my clients, as do other Realtors I am sure. This will give you, and the agent a better idea of who is looking at the property, and give you some data to direct your marketing.
In answer to your original question, "what makes a house sell?", my answer would be the following.
If people are looking at the property, and not making offers, there is a reason. There are 4 things that sell Real Estate. 1. Location, 2. Price, 3. Condition, 4. Marketing.
The location is a given and it is what we are stuck with. Condition and price are up to you, the homeowner. The only thing I can control as an agent is the marketing of the proprety. If people are looking at the property, then marketing is not your problem, and something else needs to change.
Again, stay firm with your demands. The agent works for you. You are the boss.
