If an agent is willing to cut his/her commission that fast up front, how quickly do you think they will try to get you to sell at an even lower price? There is no need in making the buyer's agents suffer because of the listing agent that can't get a full commission. It is a proven fact that most discount brokers will either go under or do very little business after a few short years.
