To second what was already stated, it very important, in my opinion, to find a local lender that you are comfortable with. Check out more than one mortgage broker locally to compare rates and most importantly closing costs. Do not focus on local mortgage brokers alone, it is also advisable that you check with your local banks. Many times lately I have found the best mortgage deal in town to be with a local bank...

We, as agents, are not allowed to DISCRIMINATE based on the aforementioned characteristics. My understanding of our moral and ethical professional responsibilities does not lead me to think I cannot discuss these things in an open forum. Discussion leads to education and education to prevention. Most importantly, answers like Tricia's (or the first post which was deleted), directly provide information that are helpful (not to mention lawful) to the original question.

Maybe I am way off base here, but I personally do not equate someone's request for a Realtor with a certain characteristic (whether that be male/female, heterosexual/homosexual, young/old) to be a problem. Buyers and sellers should have the right to work with whomever they choose or feel more comfortable with.

I am curious as to why there was a post deleted on this thread? Anyone help by answering that? Someone answered the original question by pointing Bradley tohttp:// www.gayrealestate.com

Being a straight Realtor, I never entertained the thought of such a web site, but it actually exists and looks to be well put together...I first thought the response was a joke, but soon found out it was not. Now the post is deleted. It was the perfect answer to the question asked, so why delete it?

Although I am not an interior designer, nor am I a certified expert on countertops, but I do disagree about your Silestone comments to a certain extent. Silestone is one of the most expensive countertops (depending upon the grade or level) that one can purchase. Check out your local costs on the Silestone "Leather" lines and you will find that only the highest grades of granite rival it in cost. As to the resin percentage (or its composition period for that matter) I cannot speak.

Hi all -

Thanks for all of your responses. It seems that granite still reigns supreme from coast to coast. Not much positive input from the man-mades (i.e. Zodiaq and Silestone). A few folks seemed to be suggesting concrete is gaining favor. I particularly like soapstones/limestones but are not ideal for everyone. Thanks again for all of your responses...

So far, Granite is the big winner. As an extension to the original question, around there seems to be a misconception that granite is the most expensive product, therefore it must be the best product. With the exception of some of the exotic granites, many of the Silestone variant are higher priced and concrete tops are even more expensive. I have also noticed that over time, the lower maintenance required for the Zodiaq and Silestone products is a huge plus for most owners...Thanks for the answers so far! - Wed Sep 12 2007, 19:20

I am quite confident that the answers will vary, once again depending upon local standards. Here in Lawrence, Kansas a bedroom simply has to be heated and cooled with floor covering (otherwords qualifying as finished footage) and has to have a legal egress window. It is not even technically required in my area to have closet in order to be considered a bedroom...As far as size restriction, I am not aware of any restrictions around here, but maybe there should be???
