A LITTLE ABOUT ME....

In April of 2008, carl joined Emerick Real Estate, Inc. Prior to joining the Emerick team, Carl headed up the Alameda Property Group Residential Sales Division. Carl acquired his real estate license in the year 2000.

He started his real estate career at Steinborn GMAC Realtors in the year 2000 and achieved “Multi-million Dollar Producer” status his first year in the business and was given the “Rising Star Award”. His marketing techniques are fresh, innovative, and technologically oriented. In the spring of 2003, Carl joined the team at Alameda Property Group to work in the Residential Division and marketed commercial, residental and subdivision properties.

Carl has a close working relationship with a number of prominent builders in Las Cruces, and can assist you in selecting the right builder for the task should construction be required. Carl’s local roots, innovative marketing skills, computer knowledge, Chamber of Commerce membership, Las Cruces Homebuilders Assocation membership, business affiliations and Dale Carnegie training have been instrumental in his success.



Born in 1961, Carl Topley is a Las Cruces native whose local family roots date back to 1934. He has been a jeweler since 1977 and is a graduate gemologist. During his tenure as manager of southern New Mexico’s largest jewelry factory, he supervised 35 employees, directed marketing campaigns, and set over one hundred thousand diamonds in his career as a jeweler.

While working in Scottsdale, Arizona, Carl headed the jewelry division model department of the world’s third largest art gallery franchise at the time. Here, he was responsible for the direction or creation of jewelry interpretations of internationally renowned artist’s works.



Erte’, Agam, Vassareley, Georges Braques, Lebadang, Shemi, and Jablonski are just a few of the artists who licensed and approved the production of these limited edition “Art to Wear” pieces. These jewelry items were available for purchase in 63 art galleries around the world including London, Paris, Tokyo, New York, San Francisco, Chicago and Sidney to name a few locations. They ranged from $200 to $15,000 in value.

Carl's father, J.Bruce Topley was an architect who worked at White Sands Missile Range from 1943 (One year after the "Manhattan Project") designing test facilities, buildings and airstrips until his retirement in 1978. His father also designed many buildings and homes in the Las Cruces area. Because of this, Carl has been exposed to real estate on a peripheral level all of his life.

Susan, ALL realtors would love to sell their own listings but that is usually not how it works. We are at the mercy of the objectives of the buyers we work with. (price range, location, age, school district, etc...)

It might be noted also that in many markets around the country there are far more sellers than there are buyers, but things seem to be improving. (In my market area anyway)

The benefit of using a realtor who participates with a Multiple Listings Service is that you have not just the listing broker working to find a buyer, but ALL of the brokers who participate in the MLS. This is the foundation behind the existance of MLS.

The national real estate market is challenged by a soft economy and an election year. I am sure your agent is just as motivated to get your home sold as you are. Realtor's overhead can be VERY high with the fuel, insurance, marketing expenses, association fees & dues, and continuing education requirements. A realtor's overhead continues whether they are selling property or not. This keeps career people VERY motivated.

Las Cruces is a GREAT place to live! It is my hometown since birth in 1961, with family roots dating back to the early 1930's.

Las Cruces has been a top retirement destination for the past 6 years, and offers the culture and activity of a College Town as well. Our economy is strong, and the real estate market is stable.

The property tax is roughly $950 per $100,000 assessed value for residential property. Sales tax is presently 7.125%, with medication and non-prepared food items exempt from tax. While the wind blows on occasion in the spring, our weather is fabulous. http://weather.yahoo.com/climo/USNM0169_f.html You can get just about anywhere here in 20 minutes or less. Being the 2nd largest city in the state of New Mexico, the population of Las Cruces is roughly 96,000, and the population of the whole county is around 200,000.

We have two hospitals, two oncology centers and a rehabilitation hospital.

Las Cruces is the home of the X-Prize Cup aerospace competition and the Rocket Racing League. There is a Space Port in development 45 miles north of Las Cruces, with plans to use it for tourism flights, cargo launches and aircraft races.

Las Cruces is 2 hours from winter snow skiing, gambling, horse racing, fishing and camping in Ruidoso. The Inn of the Mountain Gods is a beatiful resort in Ruidoso. One hour to the north are Caballo and Elephant Butte Lakes for water skiing, fishing and camping. Carlsbad Caverns are about 4 hours to the east. Two hours to the northwest is Silver City and Pinos Altos, a great place for a weekend getaway. The Catwalk at Glenwood, Ghost town of Mogollon, and the Gila Cliff Dwellings are located in this region of New Mexico.

I have lived in Los Angeles and Scottsdale for a few years, but I came back to Las Cruces, and have no plans to leave again!
