John, the property was last sold in '06 for $1.6M. This is a new, very different market environment in which a value strategy is the best strategy to attract bids. The house first listed in '08 for $1.510M for 100 days. It then went to a Relo Company with a new price of $1.467M; after another 184 days on market, it was time to ensure the house moved and the price went to $1.250M to be certain that a bid(s) would come in. It is now under contract and the sale price will be available once it closes (generally within 60 days). It may or may not have been bid up with more than one offer. The business decision was obviously made to sell now at a tolerable loss versus hold it.

As a home buyer in this market, it is critical to work with a broker who can offer you this type of knowledge and understanding of the current, rapidly changing market.
