I'm surprised that you don't have a listing contract signed. The market has changed and homes are taking longer to sell, but there are things to do to shorten the time on the market. If your home is priced competively, is being marketed and is Staged then it should sell. What type of feedback are you getting from the agents who are showing your home? What are buyers saying? These are all things you should be listening to as a seller because those are the people who are looking at your home. When I list homes, I Stage them, do a Virtual Tour, in addition to the other marketing that our company does. Staged homes are proven to sell quicker and for top dollar. How should you handle a private sale when you already have a realtor?

Hi Laura,
If you are in an Exclusive Buyer Agency with a Realtor, the Realtor's agency does need to get paid when you purchase a home. I would have your Realtor contact the seller to see if they are willing to pay the buyer commission to your Realtor's company. If not, then it would be your responsbility to pay it at settlement depending on how your Buyer Agency contract is written. As a Buyer, you will still want your agent to represent you in the sale of this home as that's what you hired him to do. The seller has no representation and it would be in your best interest to continue to allow your Realtor to represent you. Your Realtor will be the one to write up the Agreement of Sale and to negotiate for you. I hope you find this information helpful to you. Best wishes :) - Mon Jun 30 2008, 14:08

I agree with Cindy, the Home Buyer in PA. I am an experienced, fulltime Realtor and the first thing I do when I meet a new client is set up a time to meet one-on-one so that we can discuss the needs of buyer and so that I can hear what the buyer has to say. If the buyer is not preapproved, that's the next step I take with them. Once I know what my clients are looking for and are willing to spend, then we'll look and see what is on the MLS together and then they will be set up to receive automated email listings that match their needs. If there are homes that are appealing to the buyer, then we will set up a time to take a look at them. I also am happy to provide a list of people I have helped in the past. What area of central PA are you planning to relocate to? I am a fulltime, professional, caring, ethical, friendly Realtor who works primarily in Lancaster County. My clients are my top priority, and you will always hear from me the same day you call me or email me. Sending you listings would be something you would start receiving from my right away if you were my client. If you are in a Buyer Agency with the other Realtor then I cannot help you as you are already in an agreement with that agent. If the agent simply agreed to send you listings and no Buyer Agency contract was signed, then I can certainly help you and would appreciate the opportunity to do so. If you are in a contract with the agent, I would let the agent know how dissatisfied you are with the service you are being provided. There is nothing wrong with asking the agent to release you from the agreement. If I had a client who was upfront with me and honest and did not like the service I was giving them, I would release them if we couldn't work something out. If there is anything I can do to help make your transition to central PA easier and less stressful, please contact me. What neighborhoods are included in the Nitrauer area school district?

There are several neighborhoods surrounding the Nitrauer Elem. School. This school is located in the Manheim Twp. School District. I am a Realtor in Lancaster County and have the answer for you regarding Skyline Drive. According to the MLS,this home was originally listed on 6/25/07 and was on the market for 214 days and then the listing was cancelled. It was relisted on 1/24/08 and continues to be on the market.
