The street view photos come from Google. They will give you an idea of the homes positioning on a lot but can vary in accuracy. The listing photos were usually taken by the Realtor listing the home or in our case we hire a professional photographer to generate photos and a virtual tour. Listing photos should be the best quality for you as a consumer to view.

Rentals properties are doing fairly well in Sarasota and Bradenton. With so many foreclosures, many families need to rent. Prices have been reduced to promote better cash-flow.

Remember codes change every year. The big code change was prior to 05'. What is most important is to conduct a thorough home inspection with a very reputable inspector. They will check foundation and all aspects of construction. You can certainly ask for a credit from the seller to bring things up to code. The closer you are to the water, for example east or west of SR 75 will affect your insurance costs as well. Remember to also check if the home you are considering is in a V zone. Which will require you to pay for added WIND insurance.

Venice, FL Condo -- need some info/advice

Your daughter and son-in-law could ask their agent for a specific Marketing Plan. That plan should detail everything the agent is going to do during the life of the listing. For example: Place lockbox, take professional photos and virtual tour, conduct 1 open house p/month, send out e-blast, pitch new listing at Realtor Board Meeting, add home to a Broker Tour etc... Let all your neighbors know about the listing as each home owner will have friends that visit and they could be key potential buyers for you.

A 6-12 month lease is pretty standard. After all, if the agent is advertising the condo in papers or magazines there is lead time that is associated and planning that is necessary.

Be sure the condo is always in pristine conditions: beds made, candles burning, music on...you must remember all the key senses...smell, touch, taste etc...Bake fresh cookies. "Pull out ALL the stops!"
You are correct that a 1/1 is a much tougher sell than a 2/2. Maybe offer incentives like picking up closing costs...as your buyer may be a first time or younger buyer that is low on cash. - Thu Jun 26 2008, 09:29

It depends if you apply for a VA or FHA. FHA is a tremendous too to use for Buyers. Find an EXPERIENCED FHA Lender that knows the process.
