About Me
I'm a very lucky guy! I've been married to the same wonderful woman for 20 years and I'm proud to have a daughter who is in college. We've got two black lab cross dogs and a cat. I live in the Lake Stevens, WA area and I like to fly fish. I'm a catch and release fisherman. I'm the only one in our house that likes fish, so I'll let them go and catch them again next time.

I know that Real Estate is a relationship business, but the truth is, I approach it more as a business. I think you have enough friends already and what you need is a professional who will negotiate hard, give you dependable advice and oversee the details of the transaction. That said, I must admit, many of my current friends started out as my clients.

I'm a Jazz Trumpet player, I like football, hockey, ballet and symphonies. Being Irish and German, I like a good beer now and then and I enjoy learning ballroom dancing with my wife.

For the last 5 years I've been helping people buy and sell properties and I've bought several for my own portfolio. My goal is to make enough money from my investments that my wife doesn't HAVE to work. My passion is for teaching others to create wealth in real estate.

I used to be a Human Resources Professional, achieving the SPHR and HPIC designations. I enjoyed the work for 22 years. Then I laid off nearly 2,000 people at Boeing. That really wasn't fun and I decided it was time to change careers. Now I'm an Associate Broker with a great company and I've never been happier!

I want to find a website that lists recently sold houses in Everett WA

The main reason for looking at recently sold houses is to determine the value of a property you're thinking of selling or refinancing. If that's your interest, I suggest you contact a Realtor. As important as homes recently sold are homes currently pending closure. A Title company or the County Assessors office can give you information on a specific property, but Realtors have information to all properties surround the one you're pricing. I encourage you to talk with 3 different real estate agents. You'll probably get 3 different price ranges because there is an art as well as a science in determing market value. Using this data, however will give you a good idea of where to price your home and how long it should take to sell.

If you decide to sell on your own, if you're willing to pay a 2.5% buyer's commission, you can put your home on Zip's web site without listing it. You will gain the advantage of being on over 300 web sites, enhancing your exposure. - Sun Jul 13 2008, 11:39

I am an Associate Broker with Zip Realty. We are a full-service agency. As a buyer, you normally do not pay for services rendered with any agent. With most agents, you'll get their services for free and that's it. With Zip, as a buyer, when we get paid for helping you buy a home, you'll get up to 20% of my commission. My clients are currently receiving more than $1,500 each. Depending on the lender, you can use this to pay closing costs, or to receive a check after you close.

One thing a buyer's agent should do for you is to conduct a thorough needs analysis with you. There is an old saying in real estate; "buyers are liars". Not only is that an insult, it's also untrue. The saying stems from a time when agents didn't do a good job of representing buyers and were willing to spend months driving them from home to home. If your agent spends some time conducting a needs analysis with you, and continues to ask questions when you're viewing homes, you're likely to find a great home in a short amount of time. - Sun Jul 13 2008, 11:08

I'm an investor and Broker who specializes in single family properties in the Everett area. If you'll send me an email, I'll send you an article I send to many of my clients. The title of the article is "Making Home improvements Pay" and is one of the most useful articles I've found on the subject. It's adapted from "Remodling Magazine" and gives you the payoff of several home improvements. Sellers can use this to plan remodel projects and buyers can use it to aid in evaluating what to offer on a home that has had improvements made to it.

Finally, if you are interested in a particular property, visithttp:// www.ziprealty.com and use the "Offer Evaluator" tool. This is a very good tool for determining what you should pay for a home.

I could give you my personal opinion about what attracts buyers, but the truth is, that's a very individualized question. What attracts you may not attract someone else. On our site, you can do a proximity search. Pick your husband's worksite and search within x number of miles. The thing I would caution you about is the traffic here. We measure commute times in terms of time, not miles. an 80 mile travel range, from Tacoma to Everett for example can take 90 minutes or it can take 4 hours. Much depends on weather, time of day, accidents and construction. I used to be a consultant to Washington Mutual and travelled the same area your husband will be travelling. My office was in Seattle and I live in Lake Stevens. I know the commute well. There are homes under $250k, though most are either in the Tacoma area, south of Seattle, or the Lynnwood to Everett area, North of Seattle. I know the search process can be frustrating and sometimes discouraging, but hang in there. You may want to make a list of your Must Have's, Would be nice, and Don't want items and contact a specific Realtor to work with. - Wed May 28 2008, 06:57
Renting first is common, and it depends on whether or not you are willing to pay someone else's mortgage while you look around and familiarize yourself with the area. Aside from the obvious downside, if you decide to rent for a while, try to negotiate a 6-month or shorter, lease. As your husband begins his new job, he can ask others where they live, and that will assist you in exploring an area. I am currently working with a couple who are moving to the Seattle area from Michigan. For the past couple of months I've been sending them listings of homes that meet their search criteria. When they find one of particular interest, I go to the property, take a look, take pictures you don't see on the MLS and email them with my comments. I've also put them in touch with two lenders so that financing won't be an issue, and they can review schools and neighborhoods from our web site. When they move here, they can set up utilities, cable, etc. right from our site, so the lights are on when they get to their new home. Your best bet will be homes either south of or north of Seattle. I've been fortunate so far. I haven't had to lower the price on my Stanwood, Camano or other listings, yet. I use several unique strategies that other agents aren't even aware of to generate exposure for my clients.
