I love San Clemente. I'm personally looking to buy property there right now. My best advice to you is to visit all of the different areas, and compare the recent sales prices.
You'll find an overall downward trend in prices, but beach towns like San Clemente hold the values much better.
The area you choose may be completely different that this one surrounding Camino Capistrano, but it all depends on your goals. Are you looking for a primary residence? A second home, or investment property?
