want short sale my house

I am knowlegable on Short sales and home rentention I have 2 .5 years experience in HRC and short sales there is much more to most short sales . I have been in Real Estate since 2003
#1 before banks consider most short sales your home will need to be properly listed for sale for at least 60 days and most would like a 90 day time frame You will also need to be deliquent for a few months
#2 what is the reason for the hardship
#3 FYI second mortgages usually get nothing from a short sale
#4 Knoxville homes are still appreciating so why has your home lost $100 thousand Banks do know current market conditions many will often ask for BPO's on the homes they have the mortgage notes on ,they just do not tell when they are being done .
#5 Most banks ask for all of the following ,CMA /BPO on the home ,Complete financial form ,2 or 3 years tax returns ,2 most recent months all bank statements,3 most recent pay stubs. ,a list of all assets,401 K ,stocks ,bonds, cds ,savings accounts .
#6 You will be called for interior access to the home an agent of the bank usually a local Realtor will come take pictures inside the home.
#7 all information requested by the banks is required if they do not get it when they ask for it the file goes no where
#8 terms of the listing contract is set by the bank
#9 banks can take a long time to respond to purchase offers and they do have final say.
#10 second mortgages do not like to do short sales because if they get anything it is pennies or less on the dollar and depending on the situation a second can mean no short sale.

Possible to make an offer before selling current home?

Most sellers will entertain an offer contingent on the sale of yours and may accept it but continue to show and market their home to other buyers ,generally if they get another offer you would then have a small window of time to remove the contingency 24 -72 hours are a good estimate if you cannot remove the contingency they move on to another that can close .. Earnest money is a negotiable item some sellers in this market when doing a contigency on the sale of another home and if they are not going to market it for a back up offer may ask for a considerable amount of non refundable earnest money. especially if they feel your home is either not professionally marketed ,yes that means listed with a Realtor or is considerably priced more than its closest competition. A sellers Realtor will show them any information obtainable on your home MLS ,NLS,Realtor.com etc in order for them to make an informed decision.
