Brandi, There's a couple of programs that might allow you to go ahead and get into a house. THDA and Rural Housing Development. Also HUD's forclosed properties might offer an opportunity to buy a forclosure with no money down. Out of these three I am thinking the Rural Housing Program may be best for you. So as not to confuse Funky I feel I should point out that it sounds like Adeline is referring to an appraisal which is not the same as a home inspection. The appraisal is required by the bank for the financing. The home inspection is not required but is always a really good idea. A good home inspector can give you a lot of good information about your potential new home and point out any major defects and some minor ones too. If you are working with an agent I would ask them for a few names ( at least 3) to compare service and rates. Hi Funky, I am from Knoxville. Home inspections usually start at around $250.00 and go up from there depending on the size of the house. Usually a bigger house would be around $350.00. That has been my experience. - Tue Jan 15 2008, 08:30

In addition to the other great answers there are a lot of details and orchestrating that must be taken care of correctly in order for everything to go smoothly. One small mistake can throw a big wrench into the process and the inconveniences will fall in your lap.

Once you find an agent that you like it would seem that you would want to use that agent for all your real estate needs. Building long term business relationships are advantageous for both parties involved.

Remember the buyers agent is usually paid for by the seller so you get a lot of representation without any cost and in your situation you will only have to pay the commission when selling the condo. - Fri Dec 28 2007, 14:00

Will downtown Knoxville condo prices come down?

Downtown Knoxville is still in the process of revitalization. They have come a long way but its still a work in progress. The addition of grocery stores and pharmacys will most likely come soon. In my opinion the prices will be going up instead of down. - Wed Oct 10 2007, 09:59
