How much to drop the price?

Hi Diana,

Are you by chance Romanian? I noticed your last name on the MLS and looked you up. I got so excited--perhaps your not, but your husband's name sounds like it. I'll drop you an email here after I respond to you.

I noticed when you first had it listed--the cooperating compensation for the Buyers agent was a bit lower than average for the Knoxville market. With so many homes on the market, it's imperative that you stay competitive--even in the commission offered to the other agent. On the new listing, it's been raised, so I'd say that you should get more showings for that reason alone.

I'd say your best comparable is 2109 Windbrook--it's pretty similar to yours in square footage, style, age, etc. It sold for $209,500 on 5/23/08 in 163 days--roughly 5 months. I think you're priced pretty well considering the dated systems and roof--if you're really motiaved, you could drop it $10,000 and get it sold quickly. But, if you're not in a huge hurry, your house seems priced pretty competively to everything else that has already sold in the past 6 months in your n'hood.

Honestly, you need better pictures as they don't really show of f your house well. A camera with a wider lens, 18 mm or 16 mm, should be able to take in more of the room. With gas at $4/gallon, most people are searching online more than before, and the pictures will sell them on setting up an appointment to view it.

Also, have your house advertised as offering to pay the Buyer's home warranty to help ease the tension caused when potential Buyers here that the a/c and roof are original.

Hi Terri,

According to KGIS, the school zones for that street are Christenberry Elementary, Whittle Springs Middle, and Fulton High. It's illegal for a Realtor to comment on the quality of a neighborhood, so I suggest driving by during the daytime and at night. I'd also call the local police station (call 311 and they will connect you free) to get the crime reports for that neighborhood so that you can make a decison for your family. Then, I'd probably call Fulton High and find out their graduation rate, and perhaps go visit it to make sure it will match your expectations. - Wed May 28 2008, 09:47

You can check if the home you want to buy has been taken back by the bank by checking the tax records. You may email me the address offline, and I can check it for you.

If the property has been taken back by the bank, then your contract with the seller is null and void.

If the property has just receieved a foreclosure notice, now is the time to check and see if the bank would be willing to do a short sale. Short sales are often complicated and drawn out, but there are also those that go thru and you get the house you wanted. Be prepared for 60+ if trying to buy a short sale though.

No, not usually. Fox example, the tax assesor market value is commonly 20% below the fair market value in Knoxville, TN. Before putting in an offer, have your Buyer's Agent, put together a CMA on the home you like. Best Regards,
