Hi Moe,
too late for this (Christmas and all...) but Trulia is the one real estate portal with the most "errors" in importing data (Jim covered that already). It is also the site where you as the listing agent have the least influence about the accuracy ot the data. This is the bane (not Bain ;-) of today's internet property marketing.

Your criteria are all logical with #4 - marketing approach - being perhaps the most important. To get answers to your "how do you know" question, interview a few agents and ask them to give you three examples of how they went about listing and selling a property. (Yes, ask for references, too.)
No home is like another and price is only one of the differences. The marketing approach has as much to do with the home as it has with the motivations and objectives of the seller. Real estate is not all logical or rational. You've got to like your agent because you'll spend some time together. Dan -
(1) interview agents and then meet the ones you like best (two to three) in person; (2) ask for the agent's referrals and call them; (3) ask the agent what information he/she will give you about homes on the market (sales and listing history, commission offered to agent bringing the buyer, comparable recent sales, etc.) (4) ask yourself: will I want to spend time with this agent (chemistry)?
