Bob, yes you should absolutely have a buyers agent represent you. Most banks WILL NOT pay a single agent more than 3% total commisson anyway so the listing agent is much better off having someone else to do the other half of the work and still get the listing sold. There are only a couple of states that an agent can be a duel agent anyhow.
As a first time buyer make sure you connect with a lender that you really trust, interview 2-3 lenders and compare their rates and fee structures.
Make sure you take advantage of the tax credit the FEDS are offering and thanks for stimulating the economy!
