It will depend of the details of the contract - I would recommend talking with your Agent ASAP or Attorney to find if any contingencies are in the contract such as: inspection, neighborhood review, septic inspection so you can terminate if you don’t want to move forward with the transaction. Also, ask your Agent to provide a market analysis of the neighborhood to review the solds and revisit how much more you offered. However, this research is usually provided before tendering an offer. As many of the agents have mentioned your Agent should have given you a detailed presentation and calendar of events for a 30 to 90 marketing plan. And also explained to you the difference is a “Broker’s Open” (marketing the RE Agents) and “Open House” (marketing to potential Buyer’s). I personally believe that "Open Houses" are a great way to get traffic through the home and reach potential Buyer's. The job of the open house is a way of getting more Buyers’ through a home which increases the odds of receiving an offer – that is one of the Listing Agents job. "Broker’s Opens" are very different marketing tool that really provide agents the chance to network and preview a large number of homes in a given area for our clients and keep us informed on our inventory in different areas & provide feedback.
