About Me
I live with my husband Mike and dogs Niki and Emmy, in the mountains of Colorado (Summit County, Colorado). I'm originally from Ohio, lived briefly in Hilton Head, South Carolina and made Summit County, Colorado my home back in 1998. I'm extremely fortunate to live and work in such a beautiful place surrounded by wonderful people. I never tire of the pristine mountain views, and I truly enjoy helping other people realize their dreams of owning property in one of the most beautiful places on Earth.

Jason is correct, our market is thriving and all indications are that it will continue to do so. With nearly 80% of the county comprised of National Forest or BLM, there is only 20% available for development much of which has already been developed. There are some nice parcels still available. Do you prefer a certain area of the county? Are you looking for a home in an established neighborhood (like a golf course community)? Can someone provide a good explanation of a Right of First Refusal?

Typically, you'll see a right of first refusal in a condo association (can be elsewhere too), whereby the homeowners association (HOA) must be notified when an offer comes in on a property that is for sale, and then the HOA has a certain number of days to match the purchase price and buy the property or waive the right. A right of first refusal can also be used between buyer and seller when, for instance, a buyer must sell another property to complete the transaction, a seller might agree to that "contingency" but keep actively trying to sell the property. Should the seller receive another bona fide offer, the buyer then has an agreed upon time to remove the contingency or terminate the contract, allowing the seller to enter into a contract with the new buyer. I don't know which Rifght of First Refusal you're referring to, but I hope that helps. - Wed May 7 2008, 11:17

I was able to find out that your neighbor's home sold on 9/28/07 for $326,900 and the listing office was RE/MAX Southeast 303/750-7070. Clients and customers CAN search the MLS (in my area at least). We have the ability to put what's called an IDX link on our websites (I believe that stands for information data exchange). Anyway, people can go to my website and search the Summit County, CO MLS. They enter their search criteria and the results will identify the listing brokerage firm. They can contact me for more info. I suppose I run the risk that the client/customer will take the time to look up the listing brokerage firm for more info, but that's not the point. The point is that we do have a way to provide the MLS info to the public. The specific details of each property isn't displayed, but enough info is displayed to allow the public to narrow down their search and then seek out a Realtor to take it from there. - Wed Apr 23 2008, 09:18
