Yes - there are properties that offer a lease option. There is a search field on our MLS (Multiple Listing Service - where realtors list the seller's homes) that allows us to search by "Terms of sale" and one of those terms is lease or lease option so once-n-awhile a few come up! I just suggested this option to one of my buyers who was having difficulty qualifying for a loan but who has a good job and good credit and I did find a few sellers in the MLS who were open to this option. I have also been successful with just approaching a seller and offering this on behalf of my buyer - whether or not they indicated on the listing that they would accept this type of term. It often depends how motivated the seller is - how long their house has been on the market, etc.
