We live next to the Chequamegon National Forest since 1997 as well as worked this area since 1998 when I became a REALTOR agent. The true fact is that the land has been accessed a much high rate by the assessors making it higher in price than any other land. Their reason told to me by one of these assessor's was because it is totally free recreational land for families to enjoy: camping year around; taking photos of animals, flowers, trees, insects; walking trails; winter: snow shoeing, skiing, snowmobiling; training their dogs; hunting; following ATV trails, swimming &/or fishing their rivers & lakes or even just boating for the scenry. Lowest cost for some of things, but living next to one is basically having all these things free and assessor's feel that it is compensates for the privilege! The people have shown a demand for this kind of land making it one of the highest on the market! I have been in the business since 1998 and the number of showings means nothing! I had a listing that was shown by my office and a large number of other offices about 45 to 50 showings over 6 months and no one wrote an offer for a large number of excusses! Than on the other hand, I had listing without any showings purchase just pruchased by the internet photos and others shown just once after about 6 months on the market with that couple purchasing the home. There are a large number of facters involved and being pre-approved never held water with our offers because too many facters used to determine that pre-approval was not true when the offer acturally happen. It is corny but true "It is just a matter of the rigth person at the right time". As long as we do our best, as long as we are honst and truth full it all works out to the best. Waiting is the hardest but when the offer comes it is worth the wait, that is oour job! I love the business even if it is stressful at times! Good Luck

Most banks I work for when doing REO the banks just let me know what they are paying it is my choice if I accept their rate or walk away. That is the only thing they are doing in my area [NW-WI], maybe your area is different if it is than your need to contact your REALTOR's Ass., let them help set the banks straight on fixing an agent's com. rate! Your REALTOR's Ass. is an excellant organization to help in this issue!

This can only be answered by this question: Was you working with an agent representing you or the seller? If yoou have a buyer agent representing you, than that agent needs toknow so they are best able to let the listing agent know they are going to high for you, however, on the other hand if the agent represents the seller than you have no representation and yes the agent will go to your limit! Most folks are working with a seller agent unless they ask for a buyer's agent and are not aware of the facts & laws the govern agency duties. If you are working with an agent that is a dual agent [one representing both of you] than that agent can not negotiate for either of you but has to stay neutual and just pass information betweeen each party [seller & buyer]. Winters are only what one thinks they are! To the person enjoying four seasons a year, winter is the quite time when everything sleeps. The blanket of snow protects some things and kills others. There are many things / activities to do and enjoy as long as you protect your body from the cold, which is no different than protecting your body against the heat or sun in warm areas. Same goes for your home the better the insulation the better protection from cold or heat! A lot of discussion about our Wisconsin winters has taken place for as long as I can remember and will continue I am sure, however, they are as different each year as the earth spins and changes but the four seasons are great, I for one love the variety we have here in northwestern Wisconsin! I hope that everyone would have an opportunity to have this experience once in their lifetime! It is nice not to have to sorry about some weather troubles like earthquakes, tidal waves, hurricanes and things, we only need to protect against cold when it comes a few months of the year.
