I've been a full-time practitioner in real estate since 1991, in Hudson County since 1993. I've been a broker since 1994. I work as a team with my husband Hans Oscarsson, a licensed real estate agent since 1995, who holds an MBA in Marketing. Hans is the talented photographer who takes all the advertising and virtual tour photos of my listings. He also took all the photos on my website except the portraits. Both Hans and I have earned the National Association of REALTORS e-Pro designation and are committed to improving our marketing expertise in the 21st Century Internet environment, and regularly attend seminars and conventions at our own expense to bring better service to our clients.

Bayonne is a nice, clean little city. Geographically, it is long and narrow, and the commute to NYC can be rather long if you are located in Bayonne's Downtown area (which is a lot closer to Staten Island than it is to Manhattan.) As far as how an investment will work out after 5 years, who can say?

Geographically, it is long and narrow, and the commute to NYC can be rather long if you are located in Bayonne's Downtown area (which is a lot closer to Staten Island than it is to Manhattan.) This building is a new conversion of a small apartment building. I don't think they have established the monthly maintenance fee yet. Same with the property taxes. These are "railroad" style units. If you need a buyer's agent to represent you, please let me know. I have shown units in this building as well as competing listings in the area.

Be sure that you are represented by a buyer's agent who has knowledge of short sales. Understand that, regardless of what the seller wants to accept, the mortgage holder(s) of the property need to sign off on the sale and agree to receive less than they are owed. Accept that the game involves a lot of "jumping through hoops" by you and your agent. Resign yourself to the fact that you may be asked to jump through the SAME hoop more than once. Be incredibly organized. Expect to wait for answers, and then be expected to close right away.

Hi Dawn,
Dixon Mills won awards as, I believe, the first conversion of an industrial building to luxury rental apartments, back in the 1980s. Some of the units, in the building where the pencil company's original offices were located, were intended to be sold as condos. Those in the other (factory) buildings, were going to be rented. You can tell which buildings were factory units; they are connected by catwalks. I have been dealing with the complex since 1993. If you haven't registered with the complex and would like to be represented by a buyer's agent, please contact me. If you deal with the sales office directly, you will be dealing with the listing agents (I believe Weichert still has the listing) who work for the seller. At best they will be working as disclosed dual agents.
There's some great history to this complex -- for a while, there was a stray black-and-white cat (named "Dixon") which had the run of the complex. He'd wait by the elevators until a friendly human would push the button to send him down to the first floor, so the office staff could feed him and let him sleep in the office. Dixon Mills was the first building a fellow REALTOR showed me in Jersey City when we both worked at a real estate company in Hoboken. This was in 1993. He showed me his home, Dixon Mills, and a rowhouse on Barrow Street. I was completely hooked on JC and moved to a JC agency within 6 months and have worked here ever since.
