I live and do business in the neighborhood ajacent to the Tookany Creek Parkway. In the last 10 years we've seen property appriciation rates that are on par with surrounding communities and have no reason to believe that this will change in the next 10 years. However, the reason that home prices seem so "reasonable" in Cheltenham Twshp. is a reflection of the slightly higher tax rate there as compared to neighboring Abington Twshp. and Jenkintown Boro. In Cheltenham, you can get more house for your money, but the trade off is you will pay slightly higher taxes. That being said, it's a wonderful place to live with great schools and parks, 2 golf courses, is serviced by an excellent regional rail system.
