About Me
I grew up in Jacksonville Beach and have been in real estate sale full time for five years. I enjoyed a few different companies in the Jacksonville area before happily settling in at Prudential Network Realty. I’ve done developer sales as well as general re-sales and am thrilled to be a part of such a successful and well respected team of professionals at Prudential.

I specialize in the Jacksonville Beaches where I currently reside, but have sold all over the city from Orange Park to the North side and as far south as Daytona Beach Shores.

I was married in January to Nick Fiore of Medford, New Jersey and we have a black Lab. I am not your typical salesperson and refuse to “hard sell” anyone. I believe that you know what you want when looking for a home and consider my role to be as an educator and to provide guidance throughout the real estate transaction. My goal is to provide extremely full service and to make the home buying or selling process as seamless as possible.

Is it unreasonable to ask a seller to pay all closing costs?

I don't think it is unreasonable to ask the seller to pay all closing costs, but make sure you've done your research first. Before my client submits an offer I do a market analysis for them on the property . This helps when asking for incentives from the seller because it gives a buyer the full picture of what similar homes are selling for as well as what else is available in that specific area at this point in the market.

By knowing what the fair market value of a home is and how motivated the seller is, you can make an informed decision about what your offer price should be and what incentives you'd like to ask for without being out of line. Remember, when it comes down to it, the seller is looking at the bottom line- Net Proceeds. Your entire offer will be considered from this perspective so if you have a strong offer, but need help with closing costs it doesn't hurt to ask. Other factors that the seller will consider is how well qualified for financing you are and your time frame for closing. Sometimes presentation is everything : )

I just sold two condos in the Intracoastal West, Southside area in Wolf Creek and I think that is a nice community and it is not a conversion. The two bedroom floor plans are listed from $147,500 - $159,500. There's even a three bedroom listed for $140,000. Another condo community that I like in that area is Il Villagio and two bedrooms are starting in there at$134,900. Both of these communities were built within the last few years, are gated, and have very nice community centers.

Interests
I am a huge Bikram yoga fan... yes this is the "HOT" yoga and it is an amazing workout! There is a studio in Atlantic Beach that I go to four or five days a week. I have also been a painter since I was a teenager so when I'm not working I try to get in to my home studio to work on that- You can check out my paintings athttp:// www.MiwaKFiore.com

Otherwise, I love to stay active and try new sports. My husband and I spent our honeymoon snowboarding in Vale and I recently bought a new surfboard so that the next time we're in Puerto Rico I can hit the water!
