Hi Pacemom!
As real estate agents, we can't tell you where to live but we can help point you in the right direction when it comes to what's important for you and your family. What kind of commute time is your husband willing to drive?
If you're wanting to stay in Clay County here's the link for Clay county schools: http://www.clay.k12.fl.us/

I'm also going to include a link of Green Cove Springs so you can see the surrounding area: http://www.mapquest.com/maps?city=Green+Cove+Springs&state=FL

If you would like additional information on the area, please feel free to email me at pam@pamgraham.com or call me at 904-910-3516. - Mon Jun 1 2009, 12:59

What is the HOA fees and CDD fees?

Pam Graham answered:
Pam,
The HOA is $50 a year and the CDD is $1500 a year. Currently the house has a contract on it. If you would like up to date searches please email me at pam@pamgraham.com and I'll send you an invitation to our listingbook tool where the homes are updated minutes after the status changes in the MLS. - Wed Apr 29 2009, 06:40

Juanita,
It really depends on the program you're going to use. Some may have a time frame in which you have to take the course then purchase a home. What is your timeframe for buying a home? You could plan to take these courses prior to your time frame being here. It usually takes 30-45 days to close on a home, so back date your start date some so you can calculate when you should start your search. It sounds like your just itching to get started! :)

If I can help, please feel free to email me at pam@pamgraham.com or you can call me at 904-910-3516. - Wed Apr 22 2009, 10:47

Good Luck Pat! Maybe it won't be as long as you think. :) Let us know how it turns out. - Mon Mar 23 2009, 11:23
Pat,
It really depends on the BPO (Brokers price opinion-market analysis). Some lenders will pay 3% of the purchase price towards the buyers closing costs. Some will pay all of the buyer's closing costs if they are netting 88% of the BPO amount. You also want to make sure if there is multiple offers and offer accordingly. - Sun Mar 22 2009, 05:37

so when can I move in?

Pam Graham answered:
Lisa,
A typical closing can take 30-45 days to complete. Would you like to take a look at this one? I can be reached at 904-910-3516 or pam@pamgraham.com. - Sat Mar 21 2009, 17:36

Specialties
I enjoy working with first time homebuyers because it's kind of like watching your kids grow up and see new things. You get to see it through their eyes as brand new and exciting, plus I enjoy teaching the process to a first time buyer.
I also get satisfaction out of helping home owner's who find themselves in a pre-foreclosure/ short sale situation. You can rest easy knowing that I take the process seriously by educating myself through various classes, having a system in place on handling the short sale process, plus I treat all parties involved with respect to ensure everyone works hard to get your short sale approved.
