I am a realtor from Jackson, MS; I am also a former teacher and lived outside the Starkville area and took graduate courses at MSU. I would suggest you check out the following website. www.mde.k12.ms.us. Under the directories section click on Missisippi schools and follow the links - you should find websites about theindividual schools. The no child left behind guidelines require that every school receive a ranking (I believe from 1-5 with 5 being the highest). Hope this helps.... - Sun May 11 2008, 19:02
It all depends on the how much you want to spend; some areas cost more and naturally your rental income would be more. I echo the sentiments of the other agents responding to this question. I am an agent in the Jackson area and unfortunately there are some properties that have been on the market for a year. I would suggest you and your realtor re-visit the comps in the area; then preview several of the houses in the same price range in the general area. Try to objectively consider "How does my house stack up against the others?". In the current market buyers are looking at more and more houses and then often trying to negotiate for a "real deal".
Also, you need to know that price cures all evils. This is a supply and demand industry and price "is" the driving factor. You may think you will get more money by holding out, but currently comps have been inching down. It may be that the longer you "hold out" for top dollar the less you get in the long run.
I would check out the local MLS and see how many pictures (and review the quality of those pictures) that your agent has posted; the more the better. Read over the description of your property; does it sound like something you would consider buying? Has your realtor included your home in an office tour? Has he/she done an open house? If your realtor has done these things then I would suggest they are on top of things. In Mississippi the school a child attends depends on the school district (and the school district zone) he/she lives in. For instance, if you live in Rankin County school district your child will be zoned to attend a particular school. Zones are usually determined by the proximity of the school from the home, but not always. If the school district your child is important to you, be sure and check with the local school district before puchaseing a home to make sure you are int he school district your want. - Mon Oct 8 2007, 19:06
