Technology
In short, I’ve had a very low opinion regarding the technical capabilities of most real estate agents especially in an industry where technology is taking a more active role in everyday business processes. From the first day, when Tim & Keith came and gave their on-site laptop presentation, I knew I was dealing with the right team who had an intimate grasp of the tools needed to do the job. Knowing the Market
When I first talked to Tim & Keith they had already done their homework and came with comparables and recommended a selling price that was almost 20% higher than what other agents had recommended. Specializing in condominium sales and knowing the value that a high-end remodel can add to a property allowed them to see past the comparable listings and recommend a price at the high end of the range.
Going the Extra Mile
I’m still amazed at how much Tim & Keith were able to accomplish in just one day. After signing the listing papers and getting out on the MLS, plus all of the other behind the scenes things, they still found time to come out and stage the condo in a very tasteful and broadly appealing way. I’m certain that this contributed greatly to the speed at which my condo sold. I have many friends who are agents, but from this day forward I will only use Tim & Keith when it comes to buying or selling real estate. John L. Scott should hire both of them to train the rest of their agents to capitalize on their formula for success.""

Tim and Keith helped us focus our efforts and energy prior to listing our house- suggested how to place furniture to maximize the space and offered paint suggestions. They respected us when we told them what we were not willing to change - such as the kitchen wallpaper or our son's room (it was multicolored) unless it was truly a deal breaker for someone.
They kept us informed/updated - we never had to ask "what is going on?" or "what are people saying about the house?" It all depends on the house your looking at. Some may be in the position to give 10% off there asking price others may not depending on when they buy. But I would get a trusted buyers agent on your side and see the comps and see what the fair market value is for the property. Then start your negotiations from there.

First I would like to start of by commending you for being loyal to your agent. I have not seen anyone so far say that that is a good thing. Agents need vacations too. And I think it shows bad character if other agents try to get you away from your current agent. Now if you don't like that agent it is a different story. But you would not of asked how to stay faithful. So again I commend you for saying faithful I wish the rest of the people out there were like that.
Now to answer your question.
When we do a buyers appt with our buyers we will leave them with a stack of business cards. The reason we do that is because sometimes buyers are driving around and they see an open house that they are just driving buy and they don't feel the need to call their agent if they are sitting in front of the house. So you can give them a card if you are out looking on a weekend our your agent is out of town.
The agent should give you a contact person of who can show you properties while they are out of town. That is normally someone your agent trusts to take good care of you.
And lastly. Try calling the listing agent. Sometimes they have an open house. But if you call the listing agent and explain to them that you have an agent and your agent is out of town and you would like to look at the house. The listing agent should understand and the bottom line is the listing agent should let you into the house because they should be doing everything possible to sell their listing. And that means showing you the house then they should be doing that. Now they do not have to show you any other homes but they should show you the listing they have. That is a sign of a good agent. But just be up front with them and let them know you have an agent and when you go look at the property give them your agents card.

It is very important to have a well presented home and we feel that if it is staged correctly and you have professional photos. That will get more people out to look at the property in return it sells quicker.

This is a great questions because in every industry there or unfortunately untrustworthy people. But I have to say the majority of the realtors I have worked with on the east side have been great. One thing I would make sure you find out is if they are a realtor. There are lots of agents that are not realtors and just agents and there is a difference. Realtors are held to a higher standard.
Also interview agents, all agents are independent contractors and we all do things different. Have the agents send you references and read them.
