East Texas? Which part. I can probably do a little research and give you a closer answer. But generally speaking, if the place is NOT updated and trashy as well as in an area to attract vandals/thieves, cut the list price by 40% to start and see what the seller says. Get a good idea in your head as to what the costs would be to bring the property back up to "condition" and use that for conversations with the sellers as to price. - Fri Aug 21 2009, 00:40
