You also need to include county and school district milage in your calculations, currently the total milage for L. Southampton is in excess of 185. The final assessment of the property will of course be based on the lot size as well as the building square footage, but recently constructed homes of about 3000 sf on roughly 1/3 acre have been assessed between 55-60k, so the taxes are in excess of $10000.

Of course you should contact the authority at the township for more info on your particular situation...
