How low is up to the Bank or financial instition who holds the lien. The Bank who has to approve the amount and make the final decision. Usually if you get permission to talk with the bank from the sellers they will give you some clue on how much they are willing to take. I had a problem like this before...We contacted the Home Inspection company, and they were able to make some arrangments including refunding the inspection cost. However it is not much they could do...keep in mind there is no inspector that will find every problem, but a good inspector should be able to find most problems.
If the sellers agreed to correct problems before closing and they did not, you should entertain this issue with and attorney to resolve or make this seller perform the duties they agreed to. - Wed May 14 2008, 21:50
