Hi Tamara,
This is a 4 unit condo conversion building on Garden Street in downtown Hoboken. Some of the units are still available. There is also a newer listing of a very similar style building also on Garden Street with 2 units left. If you're interested in seeing them feel free to give me a call.

First of all, it depends where you are coming from and what you are used to. It also depends what floor you are on, what the quality of the window is, and where on Washington it's located. Some building have much more soundproof windows than others. Some parts of Washington are much noisier if, for example, you are very near a bar or restaurant. Is the bedroom on the front of the unit or the back? That will also make a big difference in your comfort level. I live on Washington and 10th and other than an occasional bus, don't hear much. But I'm not super sensitive to noise and moved to Hoboken from Manhattan. If you are accustomed to country living, you might not like it but then there is some level of noise everywhere in Hoboken since it is a city. I would be more hesitant to have my bedroom on Washington. Try to spend some time in the unit and listen. If you can, see if you can visit both during the day and in the evening. If you go to http://HobokenRealEstateNews.com you can see the actual statistics for sales in Hoboken. In fact, take a look at today's post. There are quarterly figures available since 2000, including average sales, median sales, price per square foot, days on market and more.

Property Taxes Calculation - Again

Whether you are buying directly from the developer, or have a realtor working for you, if they are at all competent they ought to be able to provide you with an accurate number regarding your tax liability!

Tax appeals are handled by a number of local attorneys. You can also go to http://www.hobokentaxappeal.com for more info. The deadline to appeal is April 1. You can read my blog post about it here: http://hobokenrealestatenews.com/2009/03/06/lower-your-hobok…

Successful appeals are based on a negative change in the value of your property since the time it was first assessed. If you are buying brand new construction there cannot have been a change in it's value - your taxes are based on the sale price. So an appeal is unlikely to be successful. Again, your realtor should have explained all of this to you if they are doing their job.
