Are you planning on being there for three years or more? If you have your agent provide a CMA on new construction in that area you can make an educated and accurate offer. By three years from now you are most likely to gain some equity. Right now we are in a depreciating market, so it is no surprise to see the original list prices fall to adjust to the market. Now is a great time to buy. Especially new construction. I don't advise to wait out the market to see if it is going to depreciate more, it will be too late and after the fact when we find out it was at its lowest market value. Hi Susan: I tried to locate your property but didn't have any luck. Try doing a market search on trulia for area properties. Find a realtor to show you the property, then you can judge yourself. Hi Padmini: For Naperville only in the last 6 months according to the MLSNI market report there are 1359 single family homes on the market (MLS) with an average list price of $681,000. and an average of 193 days on the market. Hi Paula: Only an agent can place a listing on Trulia. Although, there are some sights that you can use to get some net exposure i.e. Craig's list or Ebay. My listings are exposed to over 25 websites. This is very important because over 80% of buyers start their search for homes on the internet. Get your home exposed on the net with an agent's help. Why not try Hotpads.com or Craigs list. An agent can help you with rentals on the MLS. Realtor.com has the MLS rental listings there if you want to start your search online first. There is no expense to you if you use an agent, the landlord compensates the agent. It will save you alot of time, it's what we do. There are plenty of homes in Hinsdale for rent.
