Each builder offers diffirent incentives which will affect the purchase price in addition to how long the home has been in standing inventory..
Many factors affect the neotiations which is why you need an agent who has credibility with the builders in town.
I personaly have negotiated as much as 30k price reduction on a kb home

This home has an accepted offer meaning its contingent on them getting their loan home inspection and due deligence period. If they are unable to secure their loan the home goes back on the market. Also it may be contigent on the appraisal which means the home has to be withing fair market value ..
