Often times the banks will not accept an FHA offer because FHA has specific guidelines and the banks don't want to do repairs required for an FHA loan. An example would be if the homes you are placing offers on do not have appliances, if they have holes in walls, missing flooring, broken windows and etc. the FHA Lender will require those items to be repaired and/or replaced before they will lend on the property. The banks just don't want to have to pay for those items. If in fact the home you are placing an offer on is in great shape and not missing appliances then have your Realtor do a cover letter when submitting your offer stating that the home meets the FHA requirements visually and maybe that will sway the bank to accept your offer. need list of properties sold

Hello Mark,
I need a little more information on the size lot you are looking for Comp's on. We have lot sizes from 5 acres to over 10 acres but they are all in different areas of the cities as well as different zones. I take it you have a lot you are either trying to sell or looking for the value of it so these are important question to determine the value. If you are just looking for the dollar amount of the lots that have sold in Hemet in the last 3 months there were 4 parcels sold as per the MLS and the amounts were as follows: 5.46 acres for $26,500, 20.06 acres for $130,000, 20.14 acres (sage area) for $215,000 and 8.5 acres for $3,870,000. The 5th lot that the other Agent spoke of was actually a mobile home with its own lot. So as you can see the amounts vary drastically depending on location, size and zoning. The $3,870,000 was Commercial and it is on Florida Ave. I live and work in Hemet and I am very familar with the areas here and I would be happy to help you. I just wanted to jump in here and say I am so truly sorry for your loss and I know it will be very hard for you at each step of the way in building your new life. It sounds like your husband was a good man and provided for you in case he couldn't be here and that is such a selfless act that hopefully we all do for the one we love. Recognize if you have anxiety or sadness while looking for a new place to settle into that it is normal and just check in with your feelings and where they come from. I'm not a counselor or anything but I know great loss and please choose a Lender and Agent that will handle your needs with respect, understanding and concern for you (and a hug doesn't hurt either). Wow I am soooo sorry you are going through this. Like the other Agents have suggested you really need to get yourself a very good attorney to stop the auction if it hasn't already happened. You hear of these stories every once in a while and our heart goes out to you. I hope you can get satisfaction and help in this matter but it is well beyond what a Real Estate Agent can do for you. Please check referrences and get a great attorney and get help. Good Luck and our thoughts and Prayers will be with you and yours.

When to buy?

Hi Jon,
You are asking a question I get all of the time and I will tell you what I tell my Clients. While none of us can say for sure if the market is going down further or up anytime soon here is my take on what the market is doing. We are anticipating 2008 to have the biggest amount of foreclosures due to the amount of adjustable rate mortgages adjusting. With that happening we will have even more foreclosures which will drive prices down further (because more inventory means more competition means lower prices). It will take over a year for banks to get the majority of the foreclosures through all of the steps they must do to take a home back so now we are looking at maybe mid 2009, then you have to sell all of the homes that are on the market so you are then looking at end 2009-mid 2010. Of course this is all in theory many things can enter into the equation that can change this entire theory. So to answer your question Riverside County is one of the areas that got hit the hardest with foreclosures and therefore you as a Buyer have soooooooo much great choices to chose from. Being that you are looking in the $200K and lower depending on the area you are looking in you can find a great home already in that price range. Other areas the choices in that price range are not quite there yet. So when you see an area that you love and a home that you love in the price that works for you I say snap it up. You have a couple of great things working for you such as lower prices and lower interest rates and Sellers who really want to sell so they are more apt to lower their price and pay your closing costs. This would be my advise to you because it is never a bad idea to own So. Calif. Real Estate because our market does come back. Just keep in mind you will want to own your home for at least 5-10 years and you will do wonderful. Again this is only my opinion from my experience. I have sold hundreds of homes in the Riverside County area and have watched the market very carefully. If I can be of any further help please don't hesitate to give me a call.
